When building, there are several contract types to choose from. Each project is different and will have factors that will determine which will be the best contract for you. Marcus guarantees to be reliable, thorough and professional in whichever of our contracts works best for your project.
The Design-Build method of construction offers the owner the ability to have their project managed from design inception to completion by a single source. Marcus Construction offers value engineering with assemblies and materials throughout your project and assures efficient scheduling and budgeting. Instead of the burden of managing multiple entities, Marcus Construction is your single-point of responsibility, resulting in both time and cost savings.
*We recommend this method as the fastest and most cost effective delivery method.
Construction Management at Risk
The Construction Management method allows Marcus Construction to be involved from the critical phase of schematic design through project closeout. During the design phase, Marcus manages the budget, schedule and is responsible for the management of the construction team. Marcus solicits competitive proposals from multiple contractors for each construction phase. We evaluate the submitted proposals and make recommendations to the owner regarding which proposal best suits the project requirements. As a CM at Risk the subcontractors are under contract to Marcus.
Construction Management Advisor
Same as described above except under the CM Advisor arrangement the subcontractors are under contract to the owner.
*We recommend the Construction Management methods for publicly funded projects.
With this method of project delivery, Marcus Construction becomes involved after the design process has been completed with your architect. We work with you on an agreed upon contract through a Guaranteed Maximum Price (GMP), Cost-Plus or Fixed Fee Base. Marcus Construction's comprehensive construction services include hiring and supervising proficient subcontractors in order to exceed project goals. We also have the ability to self-perform portions of the work when beneficial to the project.
*Increases potential for interpretation conflict between ownership, design professional and the General.
*This method lacks value engineering abilities by Marcus in scheduling, budgeting and material input during the design process.
